buying investment property is becoming more and more popular, especially with the British who are not just buying holiday homes, but in an effort to escape the rat race and cold winters, are looking to relocate on a permanent basis.
Due to the high increases in property prices, many Brits are finding that there is enough equity in their current homes to enable them to buy holiday homes, or invest in a property ready for retirement. The younger age group who find they cannot afford to buy in the UK, are attracted to buying investment property rather than miss out on the property ladder altogether.
As the world becomes more accessible, with budget airlines offering more routes at cheaper prices, buying property abroad is becoming second nature, as opposed to the luxury it once was.
Many investors are finding that huge profits can be made in buying investment property, often before the developments are even built. The choice of location is huge and varied, and emerging markets such as Bulgaria, Turkey and Calabria in southern Italy are offering much cheaper prices and higher profit margins than many of the more popular and established markets such as France and Spain.
When it comes to a retirement home, many will be less concerned about the investment growth, preferring to stick with what they know. The well-known property markets of Spain, France and northern Italy already have excellent infrastructure in place, stable economies, easy access from the UK, and offer exceptional climates and lifestyles. Most people have been to these popular destinations on holiday and will feel comfortable about buying buying investment property in these countries. This is not so often the case with ‘newer’ markets, especially former Communist states such as Bulgaria and Romania who will both become members of the EU as from the beginning of 2007.
Judging by the success and price rises of property in other Eastern bloc countries who have previously joined the EU, these new members can expect to provide property investors with an excellent basis for capital growth.
Recent surveys suggest that 300,000 British own overseas property, with the figures expected to rise significantly in 2007 - showing that owning buying investment property is no longer just for the affluent, but for the average homeowner. However, for Brits, the continued expansion into the overseas market will depend largely on the price of UK property.
